Flying Brick Panels

Four L-shaped bolts are embedded into the top three courses of each panel to facilitate hoisting them into position with a tower crane. Once in place, the panels are attached to the floor slabs by means of angle iron clips, which have been previously mounted near the top and bottom of the panels by bolts embedded into the mortar joints.
Gage Behunin reports that his company started panel construction on January 26, 1970. He expected all the necessary panels to be manufactured by April 14, 1970, and installation to be completed by April 28, 1970. Since the forms for the roof deck were not to be removed until April 14, his scheduled completion date for the exterior brick work represents a savings of approximately two months over conventional laid-in-place brick masonry.
The architects, Daverman Associates of Grand Rapids, Mich., can be credited with designing the tallest building in the world constructed with prefabricated brick panels. The University Center is a significant breakthrough, demonstrating that the beauty of brick masonry construction can be achieved at costs comparable to other forms of construction.
The savings accrue from many areas, but perhaps the most obvious is the improved productivity of the bricklayers. Gage Behunin reports that the productivity of his masons on the University Center project is greater than with laid-in-place masonry. These men welcome the fact that they can work every day under ideal conditions regardless of the weather outside. In addition, the time and expense for placing scaffolding is eliminated.
Benefits also accrue to the building owner, University Center Development Company, in a number of ways. For instance, the overall construction costs can be reduced by the use of a thin wall construction, or less labor costs resulting from accelerated construction schedules. Through early panel construction and rapid assembly, the building can be enclosed faster and ultimately occupied sooner. This results in a shorter period where financing costs are unsupported by building income.
